Q : What is and do I need to have an egress window?
Building Code (IRC Section R310.1) mandates “Basements with habitable space and every sleeping room shall have at least one openable emergency escape and rescue window or exterior door opening for emergency escape and rescue.” It must satisfy all four International Residential Code (IRC) criteria:
- Minimum width of opening: 20 in.
- Minimum height of opening: 24 in.
- Minimum net clear opening: 5.7 sq. ft.
- Maximum sill height above floor: 44 in.
Not only will an egress window keep you in code compliance, it will add light and ventilation to your basement making it as warm and comfortable as any room in the house. The sensory difference can be remarkable. In basements, more than anywhere else, light is a critical design element.
